The Jenks outlet mall, Tulsa Premium Outlets, opened in August and offers over 75 premium brands to it’s shoppers. Jenks Riverwalk is a beautiful shopping district with restaurants and businesses, and is just over a mile from the incredible River Spirit Casino resort. Suffice it to say that the Tulsa area has a lot going for it, or more everyday.

As a Top Ten Realtor in Tulsa, I’ve sat with my Buyers in a builder’s model home, larger than what they were looking for, and when the price was presented they couldn’t believe it. They could buy a home twice as large as what they sold in California for a third of the price. One way to get an idea of the difference in home prices between Oklahoma and California is to look at the average cost per square foot of homes recently sold. According to the California Association of Realtors, the average cost per square foot of a home in May of 2024 was $446 (CAR stats page). As of 10/02/2024, the cost per square foot of a home in the Greater Tulsa area ranges from $140-$214/sq. ft., and that covers pre-existing to new construction. High end homes are $215/sq. ft. and up. One of the largest and best rated new home builders in the Greater Tulsa area is Shaw Homes. The average price per square foot of the 22 homes they had on the market on 9/27/2024 was $188/sq. ft. Oklahoma’s arms are wide open to people looking to move here from out-0f-state and live a good life, and often it comes with a lower cost of living.
Of the two largest cities in Oklahoma, Oklahoma City and Tulsa, Tulsa shows the higher growth from 2023 to 2024, with an increase of 1.01% and a population of 799,000 people.
