Often overlooked in the search for the right real estate Agent is in-depth knowledge of the front-end of getting a home on the market. By this I mean the question on everyone’s mind “What should we do to our home in order to get it ready to sell?” It seems simple but it’s far from it! I frequently save my Seller’s thousands if not 10’s of thousands of dollars in repairs/improvements that wouldn’t pay for themselves, and aren’t necessary to get the best value for the home, not to mention the time and hassle involved. There’s also the understanding of how the process works with inspections and the TRR stage (Treatments, Repairs, and Replacements). “What do I leave on the walls?” “What furniture should I leave or remove?” There’s psychology and experience needed throughout this process and I know how to work it to your benefit.
Also, and often more important, is intimate knowledge and experience with contracts. In my 20 years, I’ve viewed thousands of contracts, and it’s incredible how many times I’ve saved my clients money and hardship by catching contract issues. As a contract on a home ages, the stress level of all involved often goes up. Inspections, more negotiations, contingent contracts, repair negotiations, simultaneous closes, closing dates, sourcing funds, lease-back options needed, getting the current home sold and closed so you can close on the new one. Every one of those items seem small but can turn out to be huge. Having an experienced and knowledgeable Realtor working for you is the best way to get to the closing table with your sanity and bank account intact.
