I can say what over 95% of other agents can’t, and that is that I’ve been on thousands of new home construction sites. I understand the process of home construction from beginning to end, and that includes the contract to have one built. That last part is more important than the first part. Understanding a builder’s contract, what it says and what it doesn’t say, starts out a buyer’s relationship with their builder, and helps set the entire process in the right direction. The first thing you need to do when you walk into a builder’s model home is hand them my card. Tell them you have representation. If they offer to lower your purchase price if you don’t have an agent, stick to your guns and confirm that I am your agent and will be viewing everything before you will make a purchase decision. While the builder or builder’s representative may make it sound like they save money without an agent being involved, and help you save some money at the same time, it’s not that simple. In 17 years of home builder experience, I found the #1 problem buyers experienced is the contract. #2 is the difference between expectations and written expectations. #3 is the products being used in the homes. #4 is ignorance of the builder and their reputation, and more importantly their commitment to customer satisfaction. You’ve probably heard the saying “If you think it’s expensive to hire a professional to do the job, wait until you hire an amateur.” Don’t take a payoff from a builder that’s afraid to have someone knowledgeable judge them before you buy. While getting $7,000 off the price of a home sounds good, the nightmares that can come from accepting such a bribe can haunt you for years if not decades. Plus, why would you ever do business with a company that starts out by trying to take money away from someone else that is already doing their job? When a relationship starts off with one side showing a lack of character and integrity, it only gets worse.
